How many units are in Elkhorn Springs?
There are 71 condominium and penthouse units and 12 Golf Lodges (Townhomes) that are complete. The community is roughly half sold.
How many Buildings and Phases are under development?
Elkhorn Springs is a three phase development:
Phase I consists of the Hillside Terrace North and Hillside Terrace South condominium buildings, as well as six Golf Lodges located on Angani Way. There are a total of 42 units in Phase I.
Phase II consists of the Creekside Terrace North and Creekside Terrace South condominium buildings, as well as six Golf Lodges located on Senabi Lane. There are a total of 41 units in Phase II.
Phase III consists of two additional planned condominium buildings and eight planned Golf Lodges. Some of the Phase III Golf Lodge concrete foundations have been poured, but construction ceased in early 2009 and it is unclear when/if construction will re-commence. The two condominium buildings in Phase III have not yet been started.
What is the status of Phase III?
Phase III land and entitlement rights are still owned by the original developer. The Phase III parcels are zoned the same as Phases I and II, SV/CC. For more information please visit the City of Sun Valley's website and review the City of Sun Valley Municipal Code. The design review approval for Phase III has expired. Should the original developer choose to begin construction on Phase III, the City of Sun Valley would require that they return to the City for approval. The building and construction start date is unknown given the current economic market.
How is parking handled in the Condo buildings?
All Elkhorn Springs condo owners have access to secure, underground parking. Condo unit owners with units less than 2,400 square feet are allocated one (1) parking pass. Condo unit owners with units in excess of 2,400 square feet are allocated two (2) passes. Parking stalls are not numbered and parking is on a first come, first serve basis. Each garage includes several guest parking spaces. Finding a parking space is normally not an issue; this holds true for Hillside Terrace North as well, which is approximately 95% sold out. Parking is managed by the HOA manager, Hennessy Property Management.
Who is the current owner of the remaining Elkhorn Springs units?
At the end of 2009 the ownership of the remaining completed units changed hands. 100 Elkhorn Road – Sun Valley LLC owns the remaining unsold units. 100 Elkhorn Road – Sun Valley LLC is a subsidiary of iStar Financial Inc., a New York-based, publicly-traded real estate investment trust (REIT) focused primarily on the commercial real estate industry.
What do my HOA dues cover?
Residential Condominium HOA dues cover the following: unit heat, hot water & air conditioning (which are run off a central boiler but regulated by a thermostat in each individual unit), exterior building maintenance and landscaping, underground parking security, cleaning and maintenance, building insurance (from the drywall out), snow melt and snow removal, landscaping, water, sewer, cleaning, cleaning supplies, alarm costs, elevator and elevator monitoring costs, maintenance, window cleaning, chimney cleaning, Christmas lights and garbage and recycling.
Golf Lodge HOA dues cover the following: common area landscaping, exterior window washing, common area maintenance and cleaning, building insurance (from the drywall out), allowance for seasonal flowers and Christmas lights, water, sewer and garbage.
Are the Condominium buildings and Golf Lodges run by the same HOA?
Three separate HOAs help govern Elkhorn Springs: they include the Elkhorn Springs Master Association, the Elkhorn Springs Residential Condominium Association and the Elkhorn Springs Golf Lodges Association. Condominium and Golf Lodge owners pay into the Master Association.
The Master Association controls and maintains all common area throughout Elkhorn Springs (specifically, the common area located outside the building envelopes).
The Residential Condominium Association controls and maintains all 71 condominium units in the four condominium buildings.
The Golf Lodge Association controls and maintains all 12 Golf Lodges.

How many different floor plans are there?
There are six distinct floor plans available at Elkhorn Springs. Floor plans are available in both electronic and paper copies. Each building has a mixture of these floor plans. Square footage references are estimates provided by the original project architect; buyer should verify exact floor plan dimensions.

100 Elkhorn Road – Sun Valley LLC is not affiliated with the Elkhorn Golf Club, however they have negotiated a special membership opportunity for buyers of units within Elkhorn Springs. A golf club membership may be included in the purchase of your unit, should you desire. If you elect to accept one of these unique memberships, you will not be charged a membership initiation fee or deposit. However, each membership owner will be responsible for normal, Elkhorn Golf Club monthly membership dues. Current (2010) monthly dues are approximately $300 ($471 for Family). Both Individual and Family memberships are available. If you elect not to receive an Elkhorn Golf membership there will be no discount to the unit purchase price. The resale of the golf membership is handled through the Elkhorn Golf Club, according to its rules and regulations.
